This tart drink will help you with your constipation. Drink one glass three times a day. A smaller quantity of this rhubarb drink would be, Blend three stalks of rhubarb, – peeled lemon, a teaspoon of maple syrup, and cup of fresh organic apple juice. You may add more syrup if the taste if to harsh for you. Dont use rhubarb leaves since they contain toxic chemicals. Use rhubarb only raw since it is high in oxalic acid. Use it sparingly and do not cook it. Cooking converts the organic oxalic acid into inorganic oxalic acid. The body does not easily absorb inorganic oxalic and it forms crystal deposits in the kidney and throughout the body. If you have arthritis or gout, do not use rhubarb. At one time or another, every business, even successful ones, have experienced poor cash flow. Cash flow does not have to be a problem any more. Do not be fooled — banks are not the only places you can get funding. Other solutions are available and you do not have to borrow. What is Factoring? One solution is called factoring. Factoring is the process of selling accounts receivable to an investor rather than waiting to collect the money from the customer. Oh, the Irony Factoring has an ironic distinction: It is the financial backbone of many of America’s most successful businesses. Why is this ironic? Because factoring is not taught in business colleges, is seldom mentioned in business plans and is relatively unknown to the majority of American business people. Yet it is a financial process that frees up billions of dollars every year, enabling thousands of businesses to grow and prosper. Factoring has been around for thousands of years. Factors are investors who pay cash for the right to receive the future payments on your invoices. An unpaid receivable or invoice has value. It is a debt your customer has agreed to pay in the near future. Factoring Principals Although factoring deals exclusively with business-to-business transactions, a large percentage of the retail business uses a factoring principal. MasterCard, Visa, and American Express all use a form of factoring in their retail transactions. Using the purest definition of the word, these large consumer finance companies are really just large factors of consumer paper. Think about it: You make a purchase at Sears and charge it to your MasterCard. The store gets paid almost immediately, even though you do not make payment until you are ready. For this service, the credit card company charges Sears a fee (typical fees range from two to four percent of the sale). The Benefits Factoring can offer many benefits to cash-hungry companies. Rather than wait 30, 60, 90 days or longer for payment on a product or service that has already been delivered, a business can factor (sell) its receivables for cash at a small discount off the amount of the invoice. Payroll, marketing efforts, and working capital are just a few of the business needs that can be met with this instant cash. Factoring provides the means for a manufacturer to replenish inventory and make more products to sell: There is no longer a need to wait for earlier sales to be paid. Factoring is not just a cash management tool for manufacturers: Almost any type of business can benefit from factoring. Generally, a business that extends credit will have 10 to 20 percent of its annual sales tied up in accounts receivable at any given time. Think for a moment about how much money is tied up in 60 days’ worth of invoices: You cannot pay the power bill or this week’s payroll with a customer’s invoice, but you can sell that invoice for the cash to meet those obligations. Factoring is a fast and easy process. The factor buys the invoice at a discount, usually a few percentage points less than the face value of the invoice. The Drawbacks People consider the discount a small cost of doing business. A four-percent discount for a 30-day invoice is common. Compared with the problem of not having cash when you need it to operate, the four-percent discount is negligible. Look at the factor’s discount as though your business had offered the customer a discount for paying cash. It works out the same. Companies consider the discount the same way they treat a sales price: It is simply the cost of generating cash flow, much like discounting merchandise is the cost of generating sales. Factoring is a cash flow tool used by a variety of businesses, not just those who are small or struggling. Many companies factor to reduce the overhead of their own accounting department. Others use factoring to generate cash, which can be used to expand marketing efforts and increase production. Why Factoring Appeals to the Start-Up Factoring is especially appealing to young and rapidly growing companies. Since the process shortens their business cycle, these businesses can grow faster. The ability to make more products to sell while waiting for invoices to be paid is largely eliminated. Such businesses usually net much more profit with factoring than without, even when the discount is considered. Factoring vs. Bank Loans So, why not simply go over to the friendly banker for a loan to alleviate cash flow problems? A loan can be difficult if not impossible to receive, especially for a young, high-growth operation, because bankers are not expected to decrease lending restrictions soon. The relationships between businesses and their bankers are not as strong or as dependable as they used to be. The impact of a loan is much different than that of the factoring process on a business. A loan places a debt on your business balance sheet, which costs you interest. By contrast, factoring puts money in the bank without the creation of any obligation. Frequently, the factoring discount will be less than the current loan interest rate. Loans are largely dependent on the borrower’s financial soundness, whereas factoring is more interested in the soundness of the client’s customers and not the client’s business itself. This is a real plus for new businesses without established track records. There are many situations where factoring can help a business meet its cash flow needs. It provides a continuing source of operating capital without incurring debt, which can result in growth opportunities that dramatically increase the bottom line. There is an orchid that grows wild in some of the warmer climates like Hawaii and Southeast Asia called the Bamboo Orchid Plant. This is a very pretty orchid plant that easily grows on the hillsides. Imagine having a bamboo orchid plants in your backyard that are growing behind your home. What a pretty site that would be. These orchids usually grow to 5-6 feet. The stems are actually the pseudobulbs. A new pseudobulb grows each year. One of the variety, Sobralia, can grow well in light shade as well. This genus doesn’t grow as tall either. It usually tops out at about 4 feet. Temperature range is quite wide, from a low of 40 degrees to a high of 80+. You don’t see the bamboo orchid plant very much in the cooler climates of the Northeast or North Central states. If any they are usually indoor plants or out in the summer only. My wife has one of these that is still quite small, but this summer she is putting it outside just to see what it will do. Bamboo orchid plants need to stay moist. Do not allow them to dry out. Humidity is also very good for them as well. So if indoors you should be sure the humidity is about 50%. If not you can use a humidity tray. Fertilize them about every other week with a weak, diluted solution. Some people can have flowers on their orchids all year round. We haven’t had that luck. And the flowers are fragrant. First of all, you must have the control to not reach in for the chips and crackers in between meals, or else you’re engaging in a low-carb diet will turn out to be completely pointless. Almost all of these courses are geared to what happens after you become an agent and do not provide the basics needed to pass the test. Instead, youre forced to spend another two to four hundred dollars for a brain slam session designed to help you pass the Agent Test. There may also be some additional seminars that you will need to attend and pay for in order to qualify for your license. Once you manage to take and pass the Agent Test, there is a completely new challenge. You have to find an honest Real Estate Broker willing to take on a newbie. Here is where it gets tricky. Unless you have a large cache of moderately wealthy friends with great credit who are ready to buy or sell their homes, you are going to have to spend a lot of money to get started in a meaningful way. And Im not just talking about business cards, car signs, a website and cell phone minutes. Brokers do not make money by passing good leads to inexperienced agents. If you sign up with a bargain Broker and cannot easily generate your own leads, expect to starve. They are there to be served, no to serve. The alternative is spending several thousand dollars to sign up with a big name franchise. These operations are backed by nationwide advertising and a great brand name. However, this still doesnt guarantee you good leads. It just means you have an organization backing you that offers a better chance to earn then Jerrys Happy Home Real Estate Office down on the corner of Main and Used Car Lots Avenue. Even the best Real Estate Offices have a pecking order and exist on a currency of THIS FOR THAT. If you want decent leads, you are going to have to put in some phone, desk and office time. Youll be expected to cover for other Agents who are too busy for their own Open Houses. The worst part will be driving around your share of people who just like looking at pretty houses, cannot seem to make up their minds about anything and probably have no intention of buying from you anyway. In short, any Broker worth their salt will try and squeeze as much money, time and effort out of new Agents as they can. The more experienced and successful people know better or go on to be Brokers. You have to learn quickly and focus on the money, not being the most popular person in the office. The worst mistake new Agents make is getting involved with Apartment Rental or Time Share Brokers. Newbies often do this because the realty offices that handle these types of properties paint a pretty picture of easy commissions and big paydays, without all the startup money. Many provide new Agents with a nice desk; some discount business cards the equal opportunity to earn and the promise of big bucks. The only problem is actually being paid. Rentals are a haphazard way of making money as an Agent. You have to rent a large number of apartments, houses and condominiums to make a decent buck. Even after you do start to see leases signed, the properties that pay your Broker tend to hold back the commission for extended periods of time just in case the tenants bug out of their lease. Most Brokers add two to six weeks on to that hold before they release your money. Whether any of this is legal or not doesnt seem to matter. Its just the way things are done. When rental agents finally do get paid, it always seems to be less then expected. Thats because your beloved Broker probably forgot to explain the extra fees charged for office space, phone use, website and email sharing, lead generation and advertising. The upside of being a Real Estate Agent who deals with rentals is securing a position with a large management company or reputable relocation service. While these positions are few and far between, they do pay well and on time. There are a number of large management companies that handle apartment rentals for large properties. Most offer some sort of salary and benefits, plus a small commission. Legitimate relocation services contract with large companies to find rentals for employees involved in short or long term projects. They also tend to offer a salary verses commission compensation package. Time-shares are for hard-boiled people with great smiles. Most States allow several days for people who purchase Time Shares to change their minds, and many do. Beyond that kind of frustration, there are hassles with being paid. Like the rental biz, pay hassles, expenses deductions and commission disputes are common. Lets face it. If you want to make the really big money in Real Estate, you are going to have to sell traditional properties. Even if you happen to be fortunate enough to land in the middle of a hot market, there are going to be setbacks for Agents. Brokers take a chunk of your commission. Lawsuits by unhappy homebuyers who feel you were not completely honest about problems with their new property will eventually claim a share. The Tax Collector will also want his or her cut. Thats the problem with being an Agent. There is always money going out almost as fast as it comes in. This is one job where failing to be able to think on your feet and make good decisions fast will cost you. For those exceptional individuals who have phenomenal sales skills, some extra cash to throw around and a keen business sense, there is commercial real estate sales. Selling commercial property can mean huge rewards. However, it takes years of preparation under a good mentor and a knack for that sales niche to make it to the big commissions and fabulous property listings. This is definitely not for the newbie. Selling Real Estate is about getting out there. If you prefer to spend time in front of your computer, try real estate investing. You do not need a license and can make a great deal more money. What you do need is a good knowledge of your local Real Estate market and an ability to close deals that will provide good returns. Its all about flipping properties and avoiding the rental money pits that sucker in many novice investors. Before you make a decision to become an agent, talk to licensed agents out in the field. Consider what they say about their earnings, brokers and how friendly or unfriendly the local market is to agents. Many areas simply cannot support the number of Brokers and Agents trying to eke out a living there. In California, for example, its said that there are more Real Estate Agents than Lawyers and less than a third of them actually see a profit. Anyone can pass a test, but not everyone can become a successful agent. If you are money motivated and can wait for the big payday, that helps. The idea is to look at a career in real estate as a long-term investment. Its not the way to go if you cannot work well with others or function on a team. Any new agent who wants to become a sales superstar has to start by learning the ropes. Most do that by becoming part of an established sales team and playing second fiddle to the best sellers in the office. 30 Laundry Timesaving Tips

By Rebekah Slatkin I recently had the opportunity and privilege of speaking at the Womens Institute of Torahs Yom Iyun in Baltimore, MD. There were about 200 women, at my disposal, to interview. They were asked, How do you do the laundry? Is there a particular laundry tip you think would be valuable for other Jewish homemakers out there to know? Here are some of their answers. Enjoy. * I have a white hamper and a black hamper so the clothes get sorted as they go in and can get thrown right into the machine when Im ready.Homemaker for 4 years * Put the washer and dryer on the same level as the bedrooms, if at all possible. Homemaker of 46 years * Wash stains ASAP. Each person has his or her own hamper. Children age 13 and up do their own laundry. Homemaker of 28 years * Buy easy to launder clothes. Move your laundry room near your bedrooms. I recently was able to move mine and this has made a huge difference. Front loading machines are gentler on clothes. Remember to never leave your house with your dryer on and to check the lint screen before each load. Homemaker of 16 years * Read labels before washing. Laundry is done after Shabbos starting with sheets, towels, and tableware. Then, clothes must be done by Thursday. Things go to the cleaners on Monday so they are cleaned well before Shabbos.Homemaker of 40 years. * Sort clothes according to loads; warm, hot, cold.Homemaker of 45 years * Get a helpful, caring husband.Homemaker of 57 years * For large families, do laundry every day. Each morning collect the laundry and divide it into piles-colors, weight, etc. Our laundry room is in the kitchen. This makes our kitchen look a bit messier, but it makes laundry easier. You can change the loads while you cook supper. * I dont separate colors and whites, everything is done in warm/cold. My husbands shirts are hung on hangers in the bathroom to dry, no ironing or drying. I keep a laundry basket in the bedroom. My 2 year old loves to help me, carrying quarters and handing me laundry and pushing the baskets from our apartment to the laundry room.Homemaker of 3 years * Everyone must have 2 weeks worth of underwear and socks.Homemaker of 30 years * If you have a child of preschool age, it is fun to match up socks by color or pattern. Homemaker of 30+ years * Pretreat stains before putting stained clothes in the hamper. Fold sheets and towels first, since that reduces your pile considerably.Homemaker of 5 years * Use color-safe bleach alternative. This prevents problems with lights and darks getting mixed together.Homemaker of 10 years * Sort your laundry in separate bins to begin with.Homemaker of 5 years * Pin socks together so they do not get lost. Use sock clips. Or, give each family member a mesh bag. As their socks get dirty, they can fill up their own mesh bag. Wash the entire bag and hand the clean bag back to them to match their own socks. * Put your washer and dryer in your bathroom so you can put dirty clothes in right after a shower.Homemaker for 22 years * Put one dot on the tags of your first childs clothing. When the second child gets the hand-me-down add a dot. By the time the 4th child gets the clothing, they have 4 dots. Laundry sorting is very easy because you know what belongs to which child. * When I remove linens from beds, I put each set into a pillow case. I wash the set together and fold it into the quilt cover since the set is stored together in the linen closet.Homemaker of 37 years * My laundry is in the basement. I like the fact that it is out of the way. However, if I had to choose, I would have my laundry on the bedroom floor.Homemaker of 30+ years * I keep a stain-stick in the kitchen so I can work on the Shabbos tablecloth while it is still on the table after Shabbos. I can see the spots that need it better than in the basement laundry room. Our house has a laundry chute; I keep an old playpen under the opening to catch the dirty clothes. Homemaker of 38 years * Keep a laundry hamper in each persons room and separate a laundry bag for cold water wash. From the age of 10 each child learns to do their own load.Homemaker of 27 years * Fold laundry in a different basket for each child and put the basket in the childs room. This way, all the laundry doesnt get mixed up with each other.Homemaker of 16 years * Keep an arts and crafts center adjacent to the laundry room so kids can be near you when you fold.Homemaker of 10 years * Wash the delicates first; they take more time, and the sturdier clothes can be laundered more automatically. Homemaker of 30 years * Put in 6 drops of Ammonia in each wash.Homemaker of 40 years * Put hampers all over (i.e., bathrooms, bedrooms) so people will put dirty clothes in the hamper instead of on the floor.
